
Saugerties has experienced one of the most dramatic real estate transformations in the Hudson Valley over the past five years. What was once a modestly priced small town โ a place where artists and working families could afford to live โ has become a competitive market driven by remote workers, second-home buyers, and NYC transplants seeking more space.
That said, compared to the Hamptons, Westchester, or even Rhinebeck, Saugerties still offers relative value โ especially for buyers willing to do some work on older properties.
Village properties: Victorian-era homes in the walkable Village core range from $350,000 for something needing work to $700,000+ for fully renovated properties with character. Demand here is consistently strong.
Rural properties under 5 acres: $300,000โ$550,000 depending on condition, views, and outbuildings. This is where most of the inventory is.
Larger properties with acreage: $500,000โ$1.5M+ for working farms, estates, or properties with significant land and mountain views. Limited inventory, high demand.
Condos and apartments: Limited supply. A handful of condo developments exist, generally priced $200,000โ$350,000.
Remote work has fundamentally changed who buys in Saugerties. Pre-2020, the buyer profile was predominantly second-home purchasers from NYC. Post-2020, primary residence buyers have flooded the market โ people who realized they could do their job from anywhere and chose the Hudson Valley over continuing to pay Manhattan or Brooklyn rents.
The town's combination of walkable village life, outdoor access, cultural institutions, and reasonable taxes makes it particularly attractive to buyers in their 30s and 40s with families.
Village: Best for walkability, community, restaurants. Highest prices, smallest lots, most character.
Kings Highway corridor: Popular with equestrians and those wanting land. HITS facility nearby. Good value for larger properties.
Blue Mountain / Mount Marion: Scenic hillside living with Catskill access. Mix of older camps/cottages and renovated contemporaries.
Glasco/Malden: Hudson River hamlets with more affordable prices and a quieter pace. Good for buyers prioritizing value over Village access.
Get pre-approved before you visit โ well-priced properties in Saugerties move quickly, often within days of listing. Work with an agent who specializes in Ulster County. Budget for older home maintenance (most Village properties are 100+ years old). And visit in shoulder season โ fall and early spring show the area's real character without summer tourist traffic.
